Who cleans the community grills at an apartment community?

Published 2026-10-05 · A guide for on-site community managers in the Houston metro.

Every property with a grill station answers this question somehow, even if the answer is currently "whoever complains loudest gets a maintenance ticket." Here are the four realistic options, what each one does well, and where each one stops short.

Option 1: your own maintenance techs

The default, and the cheapest on paper. Your team can scrape grates and empty grease trays, and they will do it faster than any vendor can be scheduled. What usually fails is priority and training: the grill sits behind forty stacked work orders, and nobody on the team has been shown how to check a gas connection or a shutoff valve. A work order closed as "cleaned grill" also documents the cleaning, not the inspection — which is the part a regional or an insurance adjuster asks about.

Option 2: the janitorial or landscaping vendor

Many properties fold the grill into an existing common-area contract. The crew will wipe what it can reach, but degreasing a firebox, clearing the grease path underneath it and inspecting burners is appliance work, not surface work, and most janitorial contracts say nothing about gas. The result is a grill that looks better in photos and stays exactly as unchecked on the safety side.

Option 3: a one-off grill cleaner

Residential grill-cleaning services will take a commercial job, and a single visit genuinely resets a neglected grill. The gap is what happens next: no schedule, no record you can forward, and no way to reach the same crew twice. You re-search, re-explain and re-quote every time a resident complains, which is the most expensive way to maintain anything.

Option 4: a recurring program with a paper trail

The pest-control model: a fixed cadence, a trained technician, a written summary after every visit and a next date on the calendar. This is what EmberCare runs, priced per grill unit per year — bi-annual at $298, quarterly at $516 and $716 with the deep amenity surface clean and repair quotes included. A single visit without a commitment is $298 plus travel, if you want to see the report before you commit to a cadence.

How to decide

One question settles it: if a resident flare-up became an incident report tomorrow, could you hand over a dated record showing a trained person inspected the gas side? If the answer lives in a maintenance queue, the cleaning is being done but the accountability is not — and that gap is what a recurring program exists to close.
